Review the 700/800 K Street Development Proposals

Contributed by Bruce Monighan, AIA

The City recently received four proposals for development on the 700 and 800 Blocks of K and L Streets and is doing a public presentation of these proposals on Monday, March 22 at 5:30 PM at Historic City Hall, located at 915 I Street in Downtown Sacramento. This is a great opportunity to see firsthand the visions of the four development teams and hear details about their projects.

These sites on K Street have long been considered pivotal in the regeneration of activity in our city core. The project response needs are complex and including a desired preservation of the Bel Vue Apartments which were designed by George Sellon who also designed the Cal West Building also known as the 926 J Street Building. It is expected that a mix of housing and retail will be provided as part of the “activation of the core”. Housing will likely range from market rate to subsidized and could include senior or SRO.
Form and mass will also play a role as there is concern that the City not get mega blocks structures that would overly shade K Street.

It is a complex series of needs that will impact project viability and financing so the solutions will likely be very creative in this economic climate in order to be viable. This should be an interesting series of discussions.
